Inspection record

Purpose: test the site conditions, repair questions and partnership fit against the real place.

Recorded event: the mandatory site inspection at Windemere Road Park, 42-46 Windemere Road, Alexandra Hills QLD 4161, was attended on Wednesday 15 July 2026.

Field imagery: ten GoPro 360 photographs were captured between 9:12 am and 9:14 am before the 10:00 am inspection. Camera GPS is useful for orientation but is not survey-grade.

Observations

Condition, cracking, surface levels, coping, water marks, graffiti, debris, access, shelter, fencing, seating, signs and vegetation.

VFG practical ideas

Repair method, rideability, sequencing, feature options, what is realistic at tender stage and what needs specialist confirmation.

Luke translation / CAD tasks

Sketch capture, concept-only drawings, compliance cross-reference, questions register and draft narrative tasks.

Tender questions

Returnables, exclusions, assumptions, risks, no-bid triggers and evidence needed before submission.

Risks

Drainage, certification, BOQ, site access, environmental controls, role blur and tender timing.
